Israel's property market entered 2026 in a phase of adjustment and tentative recovery. National housing prices were roughly flat for 2025 (about -0.4% year on year by December 2025) and showed a modest gain into early 2026 (Q1 2026 prices up ~1.8% versus Q4 2025), with the national average around NIS 2.363m.

The recovery is uneven rather than a boom: transactions fell ~11% in 2025 (new-build sales -25%), unsold new homes hit a record ~83,000 (about 35 months of supply), and the Bank of Israel cut its policy rate to 3.75% by May 2026. Developer incentives, low rental yields, and a strong shekel all shape a more selective market.
